			<content:encoded><![CDATA[<p><strong>Situation:</strong> Need an experienced management team for new retail development in rural area</p>
<p><strong>Scope:</strong> Provide construction management service for tenant improvement project. The project would require the following services: project management, project superintendant and quality control coordination.</p>
<p><strong>Challenges:</strong> SCG was required to facilitate the following processes: budgeting, buyout, mobilization and management throughout projects life cycle. There were three major stockholders as well as two separate general contractors. The total space for this project was approximately 105,000 sq ft encompassing 6 big box retailers. Each retailer required the use of there staff project manager as well as project engineer.</p>
<p><strong>Solution:</strong> Because of our experience in these type projects, we immediately identified the need for extensive planning, coordination and unobstructed communication on the front end. SCG established benchmarks that would provide both top level control and early warning systems that would insure a successful project.</p>

<p><strong>Situation:</strong> Additional space required for PTSD and Battle Fatigue studies</p>
<p><strong>Scope:</strong> Provide Veterans Administration with modular space of 4,000 usable sq. ft. 5 modules: 20 offices with noise reduction systems, 2 ADA rest rooms, Mechanical and IT rooms. Exterior: relocation of high voltage lines, new transformer and switchgear.</p>
<p><strong>Challenges:</strong> Location identified for modular building was previously used for one of the base gas stations. This created environmental and excavation issues while working on underground utilities. In addition, the project was a joint sponsored bond program with VA, DPW and Marine corps medical team.</p>
<p><strong>Solution:</strong> SCG provided a design that would incorporate current base environmental requirements while keeping cost down by using as much of existing utilities as possible. In addition, we were able to facilitate a compromise between multiple agencies that would produce the best value for the project as well as the soldiers it would serve.</p>

<p><strong>Situation:</strong> Relocation space for expanding ranger service station and new officers</p>
<p><strong>Scope:</strong> Provide the USFS with modular space of 4,000 usable sq. ft. 5 modules: clear span design with room to setup multiple cubicles. Interior also included two restrooms, two private offices, small kitchen, mechanical and IT room.</p>
<p><strong>Challenges:</strong> The project was originally put on hold due to fires in the region. Because of this, the project schedule was pushed back and the start date would be affected by the winter season. This put the project in the center of the first snow fall which caused problems for getting buildings into the area and maneuvering once onsite.</p>
<p><strong>Solution:</strong> During the life cycle of the project, SCG plowed the road to the project and the entire site area at no additional cost to the government, along with St. Andrews (the site work contractor) to prevent any delays or cost overruns.</p>

<p><strong>Situation:</strong> Existing lease expiring, needed centrally located building for ongoing projects</p>
<p><strong>Scope:</strong> Provide the Army Corps new modular space totaling 10,500 usable sq. ft. 12 modules: administrate space, staff lounge, two file rooms, 38 office spaces, mechanical room, foyer and two large ADA restrooms. Exterior: stucco finish, 30+ car parking lot, fire alarm system, security fencing, cable, phones and data systems.</p>
<p><strong>Challenges:</strong></p>
<ol>
<li>Zoning: In order to be located in a central area for Katrina and levee construction projects ongoing and future USACE identified and procured land in a residentially zoned location within Jefferson Parish. Due to an oversight in USACE initial planning there was no application processed for the property to be rezoned commercial use.</li>
<li>Property: The initial leasing documents with the property owner was inconsistent with Jefferson Parish requirements for temporary use structures. This discrepancy would prevent USACE from clearing plans review and would alter the original cost by $100,000+ and greatly increase the timeline for completion.</li>
</ol>
<p><strong>Solution:</strong> After establishing the relationships with Jefferson Parish, we were able to facilitate necessary changes and documents needed to expedite the rezoning process. In addition, we were able to work with the property owner and act as the liaison for USACE to establish correct wording in the leasing document and prevent the need for costly change orders and time delays.</p>
