Situation: Existing lease expiring, needed centrally located building for ongoing projects

Scope: Provide the Army Corps new modular space totaling 10,500 usable sq. ft. 12 modules: administrate space, staff lounge, two file rooms, 38 office spaces, mechanical room, foyer and two large ADA restrooms. Exterior: stucco finish, 30+ car parking lot, fire alarm system, security fencing, cable, phones and data systems.

Challenges:

  1. Zoning: In order to be located in a central area for Katrina and levee construction projects ongoing and future USACE identified and procured land in a residentially zoned location within Jefferson Parish. Due to an oversight in USACE initial planning there was no application processed for the property to be rezoned commercial use.
  2. Property: The initial leasing documents with the property owner was inconsistent with Jefferson Parish requirements for temporary use structures. This discrepancy would prevent USACE from clearing plans review and would alter the original cost by $100,000+ and greatly increase the timeline for completion.

Solution: After establishing the relationships with Jefferson Parish, we were able to facilitate necessary changes and documents needed to expedite the rezoning process. In addition, we were able to work with the property owner and act as the liaison for USACE to establish correct wording in the leasing document and prevent the need for costly change orders and time delays.
